As as substantial state university with almost 5000 students, LSU-S brings a bustling apartment lifestyle to this neighborhood. As such, many of the rental units and apartments near LSUS cater to LSU-S student housing needs. Many communities that market to students also offer LSU-S student specials and discounts. The dependence on the student housing sector of the apartment market within this Section of Town typically results in apartment unit vacancies within this area to fluctuate with the semester schedules of the university.

As one of the nicest areas of the city, Ellerbe Woods provides a bedroom community whereby, most of its residents commute to work in more centralized portions of Shreveport on a daily basis. Characterized by a clean, mature and woody atmosphere, this area is a potential area for future growth for the apartment industry, however, currently, rental housing is rare in this portion of Shreveport.
